Services
Engineering across the critical facility lifecycle.
Engineering and advisory services from the feasibility of a site to the operational readiness of the finished facility, appointed together or stage by stage.
How UBIK is engaged
Appointment for a whole project or a single stage.
A data center rests on a sequence of technical decisions: the resilience objective, the power topology, the cooling strategy for the climate, the phasing, the tests that prove the design and the procedures that keep the facility running.
UBIK is independent and acts only in its clients’ interests. It works for owners, developers, operators, investors and contractors. The services below follow the lifecycle of a facility. Clients appoint UBIK for the whole lifecycle of a new build, or for one stage: a feasibility opinion before a site is bought, a design review before a tender is issued, commissioning governance before an integrated systems test, a certification pathway, or an operations review when a facility is not behaving as its design said it would.
Services
- 01 / Assessment
Advisory & Feasibility
Technical judgement before capital is committed.
Clients use this service when a site, a design, an asset or an investment case has to be technically sound before a decision becomes expensive to reverse: a land purchase, a utility application, a tender, an acquisition or a certification target.
- Technical due diligence for acquisitions and investments
- Feasibility studies and concept validation
- Site technical surveys and plot capacity
- Peer review and design assurance
- 02 / Design
Design & Engineering
Coordinated MEP engineering for resilient critical facilities.
Clients use this service when a facility needs engineering depth beyond general building services: where uptime, maintainability, phased capacity and a certification target affect every choice, and where the client needs a design basis of its own against which every later decision is checked.
- Electrical power systems: MV, LV, standby generation and UPS
- Mechanical and hydraulic: heat rejection, chilled water and air distribution
- Fire protection and detection
- Security, safety and low-current systems
- 03 / Assurance
Project & Delivery Management
Technical control from procurement to handover.
Clients use this service when they need engineering oversight of contractors, vendors and site works without turning the consultant into a construction contractor, and when the design intent has to hold through substitutions, value engineering and programme pressure.
- Client’s representative and technical programme management
- Tender evaluation and contractor procurement support
- Site observation and quality assurance
- Programme and change control
- 04 / Assurance
Commissioning Management
Governance of factory, site and integrated systems testing.
Clients use this service when factory, site and integrated tests have to prove the resilience the design promised rather than complete a checklist, and when the party testing the installation should not be the party judging the result.
- Commissioning plan and responsibility matrix
- Factory acceptance test oversight
- Site acceptance test management
- Integrated systems testing under load
- 05 / Assurance
Certification Management
Evidence-led management of certification pathways.
Clients use this service when certification is commercially important, to a tenant, a lender or a regulator, and the project team needs technical coordination so that evidence gaps are found at design rather than at the audit.
- Uptime Institute Tier certification management
- LEED certification management
- Gap analysis and remediation planning
- Demonstration planning and audit preparation
- 06 / Operations
Operations Consultancy
Operational readiness before handover and review of facilities in service.
Clients use this service when a facility is approaching handover and the operations team has not yet run it, when monitoring does not support the decisions operators have to make, or when a review is needed of how the design intent has translated into day-to-day practice.
- Operational readiness reviews
- O&M frameworks and procedures
- DCIM, monitoring and alerting requirements
- Maintenance strategy and escalation models
Lifecycle
How the services connect.
The feasibility brief becomes the design basis. The design basis becomes the acceptance criteria for commissioning. The commissioning evidence becomes the certification submission and the operations baseline.
How an engagement starts
- 01
A brief, in whatever form exists
A term sheet, a concept drawing, a utility letter, a tender package or a facility that is not behaving. UBIK reads it and replies with the questions it raises, usually within a week.
- 02
A scoped proposal with a boundary
What UBIK will do, what the contractor, vendor and certifier do, which decisions the work informs and what the client receives at each stage. Fixed fee by stage wherever the scope allows it.
- 03
A principal on the work
The proposal names the principal who will lead the engagement and sign its deliverables, and the specialists in power, cooling, controls, fire and telecoms who will be brought in.
Scope boundary
- Requirements and review
- UBIK sets requirements, reviews proposals, witnesses demonstrations and keeps the record. Construction, installation and testing stay with the appointed contractors.
- Equipment and platform choices
- A recommendation to use a chiller, a UPS topology or a DCIM platform rests on the design basis and on evidence gathered for the client.
- Certification and approvals
- Uptime Institute, LEED and the local authorities assess and award. UBIK prepares the facility and its evidence for the assessment.
Next step
UBIK takes enquiries at any stage of a project.
An outline of the stage, the location and the question is enough to start. Confidential projects can be discussed without client or site details.
