N+ONE STT Hyperscale Data Center, Settat Park
UBIK is the owner’s engineer for the second site of N+ONE’s programme: full architectural and MEP design, construction direction and commissioning management, developed in parallel with CMN.

STT is the second site of N+ONE’s programme, at Settat Park, an hour south of Casablanca. It is a hyperscale Tier III data center of 4 MW of critical IT load, built in phases at the same 15 to 17 kW per rack as CMN and developed in parallel with it for the same class of tenant; together the two sites give the programme 8 MW. UBIK is the owner’s engineer, 2024 to 2026: the full architectural and MEP design, the direction of the works and commissioning management. Phase 1 is in commissioning; the phase 2 design is delivered.
The programme
The two sites are developed in parallel. The design basis, the acceptance criteria, the test scripts and the responsibility matrix are written once and shared, and every site-level deviation is recorded as a decision with its reason. Settat’s plot, its utility connection and its inland climate set the differences; the operator’s way of running the halls sets what stays the same.
Scope
- Full design for every discipline from the common design basis: power, cooling, fire protection, security and low-current systems, coordinated in one model for the site.
- Direction of the works: technical submittals, substitutions, site observation and the issue register.
- Commissioning management: the plan and responsibility matrix shared with CMN, factory and site acceptance governance, and the integrated systems test at real density.
What the work has to resolve
Settat’s inland climate differs from the coast at Nouaceur: a wider daily range, hotter summer peaks, drier air. The cooling plant and its controls are checked against the site’s climate file at the hottest hour and at the part loads of the first phase, where the facility spends its first years, and the shared design basis records where the two sites differ.
Commissioning runs to one scenario schedule for both sites. Each facility is demonstrated on its own site, under its own load, with its own deviations held open until they are closed.
Detailed drawings, equipment selections and the client’s operating information are not published.
